Speculative £2.5m build attracts first tenants to Sheffield industrial estate

Neways Chartered Building Company is the first company to relocate to a newly developed £2.5m Sheffield business park.

The speculative investment at Winston Business Park by owners L&T Grayson Investments Ltd, prompted the move by Neways, which started as a small, family business back in 1971 and has grown to become a cutting edge chartered building company serving the north of England and the Midlands.

Neways, which offers a full range of services from building, structural repairs and refurbishment to contents removal and storage for customers in both commercial and residential sectors, has taken 6,239 sq ft for its new Chapeltown headquarters.

The letting marks the first at the new industrial estate on Churchill Way at J35a of the M1.

Leon Grayson of Neways said: “It’s an exciting time to be working in the building industry. It’s changing rapidly and we’re changing with it.

“The new site is ideally located close to J35a and offers direct access to the M1. The unit was tailored to suit our requirements and offers storage with head office style accommodation.”

The new high quality units, designed by Sheffield’s Tatlow Stancer Architects, have been built on the last undeveloped plot forming part of Junction 35a Business Park, and range from 3,044 to 4,140 sq ft. They can be combined to offer up to 12,400 sq ft, to accommodate larger requirements.

Winston Business Park sits in an established commercial location in north Sheffield which already boasts occupiers including South Yorkshire Police, Britglass and Linbrook Services.

It also adjoins the established Thorncliffe Business Park, which is one of the region’s largest out of town business parks and also home to a mixture of office and industrial occupiers including BBraun.

John Jarman at Knight Frank in Sheffield said: “The development of Winston Business Park offers new, high quality units for lease. They have been designed with flexibility for incoming occupiers and provide much needed stock in a strategic location near the M1 to suit a variety of occupiers.

“We have strong interest already in the accommodation which is due to reach practical completion at the end of September.”

Units are of steel frame construction with clad elevations, fitted offices full height roller shutter loading access to the warehouse, connection to all main services and dedicated parking with shared loading areas.

The development fronts onto Churchill Way, which is accessed off Thorncliffe Road, offering easy access to Junctions 35a and 36 of the M1 via the A616. Units are available to let by way of new leases on terms be agreed.
